1- Improve the Curb appeal: Your front yard is the first thing that prospective buyers will see. Making sure is clean and inviting. Planting a few seasonal flowers, weeding and pruning trees and shrubbery will go a long way.
2- Make it shine: Clean windows and Doors, re-touch paint if necessary, remove spider webs, and thin out front area of unnecessary personal decorations, specially if you will be taking them to your new home. If not; have a garage sale and you might get some money for flowers or paint. Remove debris or accumulated garden items you have no use any longer.
3- Interior: Make sure you go room by room and ask yourself. Do I need this or that? If your answer is no, add it to your garage sale pile.Make sure you remove all personal items as photographs or children’s artwork. Retouch paint or change colors if necessary by making them more accessible to a wider pool of tastes.
4- Make it useable: The key idea is making each space in your home appealing to a wide variety of people. By optimizing each space in your home, you will be adding value to prospect buyers. For example if your children left and your are using the extra bedroom for storage, it may be better to converted back to a bedroom or a nursery. If any room looks small, it may be wise to take some furniture out and store it away. Or replace it with smaller versions to make the spaces “feel” larger. Staging companies may be a great option if you run of ideas.
5- Kitchens and Bathrooms: these are the most important rooms in your home. Making sure your countertops are free of unnecessary items, such as appliances, decorations or any items that take up space. Remember your want to make the room “feel” large and not be perceived as clutter and lacking storage.
6- Window treatments: if your home has heavy draperies or if the rooms in your home are dark, make sure to remove them. Your goal is to make sure the rooms look light and airy. Also will help prospect buyers a blank canvas on what they can do with the windows.
7- Pets: Making sure any pet toys bedding and bowls are remove while during open houses. This will help with people that do not like pets.
8- Damages and Upgrades: Making sure all surfaces are in good condition is key. Fixing cosmetic damages, such as scratches, or nail holes is low cost. Updating light fixtures can be a good way to update spaces that look dated. If your home has hardwood floors but they were cover with wall to wall carpeting, it may be a good idea to remove them. People love hardwood floors.
9- Attached Items: Make sure you replace items that are attached to the home that you would like to take with you, such items can be Grandma’s Chandelier in the dining room, your LCD panel TV. Or high end sound system.
